Who is CCC 316?

Carleton Condominium Corporation 316 (CCC 316) was established in 1983.  There are 44 townhouses and two low rise buildings.  Each low rise building consists of 62 units.  Both the townhouses and condo apartments are made up of cast-in-place concrete foundation walls and conventional above grade wood-framed construction. The two-story townhouses and the four-storey apartment buildings have gable-style roofs with asphalt shingles. Exterior walls of the buildings are clad with brick masonry veneer and aluminum siding. The parking garage structure, which is shared with the neighbouring condominium complex, consists of typical two-way concrete slabs supported on concrete columns. The property, also known as “River Glen” is located at 6438 to 6546 Bilberry Drive, in Ottawa, Ontario.

As with all Condominiums in Ontario we follow the Ontario Condominium Act.

When does garbage go?

For townhouses garbage pick-up varies every week. One week it is general garbage, plastic and glass, green bins and leaf bags. The alternative week is paper products, green bins and leaf bags. For your convenience, there is a picture on the pad indicating the type of garbage that is to be picked-up for that particular week or you can call 311 to obtain a free garbage pick-up calendar.

For 6470 and 6532 large items can be put out on the general garbage days however garbage chutes and the recycling room is to be used for paper, plastic, glass, batteries and when not certain where an item is to go a general garbage can is available.

Homeowners and tenants are never to use the dumpster area.

Can I install an air conditioner?

The installation of any air conditioner must first be approved by the Board and meet CCC 316's standards.

For townhouses central air conditioning (AC) units must be installed in the backyard.  Window AC units can only be installed using plywood painted white or clear plexi-glass.  This is to ensure a clean and uniformed appearance of the exterior of each townhouse.

For 6470 and 6532 window AC units can only be installed using plywood painted white or clear plexi-glass.  This is to ensure a clean and uniformed appearance of the exterior of each unit.  Balcony AC units must be installed by a certified technician and meet certain standards.

What type of heating do you use?

6470 and 6532 are heated with electric baseboards and our townhouses use gas. Our townhouses also have wood fireplaces in them.  Although once approved by the Board of Directors some owners have inserted gas fireplaces in place of the wood fireplaces.
